Ok. So, this is merely a theory that I have been toying with. I accept all criticism that it is dumb or stupid, in advance. Particularly as I haven't really fleshed it out that much and it is probably filled with inconsistencies... And it also requires a quite big leap in terms of suspension of disbelief from the offset... But anyway... That said...
Fan Theory: Lane IS Rustin Parr
First off, this theory can only exist really if you are willing to accept the slim possibility that Lane actually survived his neck stabbing. Either by dumb luck, or that the Witch even allowed him to live on as he was now her willing slave and she had bigger plans for him. If you are willing to accept that as a leap of faith, then read on...
One theory about the original film is that the Heather and Mike actually timewarp back to the 1940s and the actual killer of them is Rustin. Now, let's roll with that for a moment and imagine a scenario that the House only exists in that time, and that every time you see the House in either film, the characters have actually been transported back to the 1940s.
Now, Lane and Talia disappear and shortly thereafter return but remark that they haven't seen the others in days. Lane runs off again saying "These people are gonna be here forever. Not me!" Maybe at this point, knowing that it is his nightmare, the Witch keeps him trapped in time for years and years, making him her puppet.
When he is next encountered, he is in the basement of Parr's House, and looks very much like a hermit (or that he has been living like one). Lane (Parr) has been living in the old House for years since he ran off. Heather and Mike eventually timewarp to Lane's realm and he kills them both to appease the Witch and prove that he is worthy. He succeeds. Yet more time later, Lisa arrives in Lane's realm and the Witch commands Lane to kill her too. This time he fails and is stabbed and left bleeding. The Witch kills Lisa herself and then promises to heal Lane's wound if he will truly prove himself. He agrees and as a punishment for failure, she makes the wound take years to heal. Lane ages into a middle aged man, and the Witch allows him to continue living in the House in the woods as a hermit. Very rarely, the townsfolk (ramblers, etc) encounter the strange hermit but they tend to avoid him. Lane adopts the name Rustin Parr as it is one of the few things he remembers from his interest in the Black Hills from when he and his life were ordinary.
Eventually, the Witch commands him to abduct and kill the children, and Lane does so. She promised his freedom if he kills the children. He carrys out the murders and the Witch lets him free of his prison to walk into town. The "I'm finally finished" remark is as much a remark of relief at being finally free... Only to be hanged shortly thereafter...
So there you go. Again, it's a work in progress and no doubt has many problems. Just a bit of fun really.
